What commercial and property management chimney services cover

Commercial and property management chimney services apply core chimney work to buildings where someone other than the occupant is responsible for upkeep. That includes a business with a wood-burning or gas fireplace in a dining room or lobby, a landlord with several rental homes, or a manager responsible for a building where many units share chimneys and vents.

In practice, the work usually falls into four groups:

  • Cleaning: chimney sweeping, flue cleaning, creosote removal, and clearing blockages such as debris or nesting material.
  • Inspection: visual and camera inspections of flues, liners, crowns and fireplaces, plus storm damage checks and inspections tied to a property sale.
  • Repair: masonry and crown repair, tuckpointing, flashing and leak repair, liner repair or installation, damper repair, and cap, chase cover and screen work.
  • Gas and vent work: gas fireplace service and repair, gas appliance work, and dryer vent cleaning for rentals and property managers.

We work on all major fireplace and stove brands, so a building with a mix of older masonry fireplaces and newer gas units can be handled.

Commercial chimney cleaning

Commercial chimney cleaning removes soot, creosote and debris from flues that see more use than a typical home fireplace. Wood smoke leaves creosote on flue walls. As it builds up, it narrows the flue, and in heavy layers it can catch fire. Our guide to creosote dangers and why chimney maintenance matters explains how that buildup forms and why regular cleaning matters most on chimneys that burn often.

The cleaning itself follows the same careful process we use on any flue. The firebox and hearth area are protected, the flue is brushed from the appropriate end, loosened material is collected, and the result is checked before we leave. You can read more about how chimney sweep works for a single flue. On a commercial or multi-unit job, that process is repeated for each flue, and the findings are recorded separately for each one.

Cleaning for larger and heavier-use systems

Larger buildings often have taller stacks, several flues in one chimney, or appliances that run for long stretches. Those conditions call for planning access ahead of time, scheduling around business hours or tenants, and noting which flue serves which appliance or unit. That way, problems found in one flue are traced to the right place.

Signs a property needs chimney service

Tenants and staff are often the first to notice trouble, but they may not report it. These are the signs worth acting on:

Signs to watch for across a property

  • Smoke spilling into a room instead of drawing up the chimney
  • A strong smoky, musty or sour smell from a fireplace, especially in humid weather or after rain
  • Water stains on ceilings or walls near a chimney, or dripping inside the firebox
  • Crumbling mortar, loose bricks, or cracked chimney crowns visible from the ground or roof
  • Animal sounds, nesting debris or droppings in the firebox
  • A gas fireplace that won't light, shuts off, or burns with an unusual flame
  • Dryers in rental units that take much longer than normal to dry a load
  • Storm damage to a roof near a chimney, or a missing or bent chimney cap

Odor complaints are common in rental units and often point to creosote, moisture, or debris in the flue. Our chimney odor removal service addresses the cause rather than covering the smell.

Stop using a fireplace that's smoking into the room

If smoke enters the building or a tenant reports a burning smell from a wall near a chimney, tell occupants not to use that fireplace until it has been checked. If there is active fire or smoke inside a wall, get everyone out and call emergency services first.

What a commercial or property visit involves, step by step

How a typical visit runs

  1. Request an estimate

Tell us what kind of property it is, how many fireplaces, stoves, flues or dryer vents are involved, and what problems tenants or staff have reported. Estimates are free.

  2. Plan access

We agree on timing that works around business hours or tenant schedules, and on which units, roofs or mechanical areas we'll need to reach.

  3. Inspect each system

Each chimney and fireplace is checked, and a camera is used inside flues where a closer look is needed. A chimney inspection is often the starting point when a property's history is unknown.

  4. Clean and clear

Flues are swept, creosote and blockages are removed, and fireplaces, inserts or stoves are cleaned as needed.

  5. Report findings unit by unit

You get a clear account of what we found in each flue or unit, what was done, and what repairs, if any, we recommend.

  6. Schedule repairs

Recommended repairs, such as crown, masonry, liner, cap or flashing work, can be scheduled together where that makes sense for the building.

Multi-unit masonry and shared chimneys

In buildings where several units share one masonry chimney, a single problem can affect more than one tenant. Mortar that has washed out, a cracked crown, or failed flashing can let water into the masonry and the units beside it. Our masonry work covers tuckpointing, crown repair, flashing repair, waterproofing and, where damage is extensive, chimney rebuilding.

For shared chimneys, it helps to inspect the whole structure in one visit rather than unit by unit as complaints come in. That shows whether a leak or draft problem in one apartment comes from the shared stack or from a specific flue or fireplace.

Gas fireplaces, appliances and dryer vents

Many commercial spaces and rental units use gas fireplaces rather than wood. Gas fireplace and gas appliance work is offered, including service and maintenance, repair, gas log installation and gas line installation. Gas units still vent combustion gases, so their vents and flues need to stay clear and in good condition.

Dryer vents are a common maintenance gap in rentals, because tenants rarely clean beyond the lint screen. We clean, inspect, clear and repair dryer vents in rental units and multi-unit buildings, including roof-terminating vents.

Commercial Chimney Services: common questions

Do you take emergency calls for commercial and rental properties?

Yes, emergency calls are accepted, and our 24-hour service runs Sunday through Friday. If there is active fire or smoke inside a wall, get everyone out and call emergency services first, then get in touch with us once everyone is safe.

Can you service several units or buildings in one visit?

Yes, where access and scheduling allow. Tell us how many units, fireplaces, flues or dryer vents are involved when you request an estimate, and we'll plan the visit around that.

Do you work on gas fireplaces as well as wood-burning ones?

Yes. Gas fireplace and gas appliance work is offered, including service, repair and installation, alongside cleaning and repair for wood-burning fireplaces, inserts and stoves.

What should a property manager do about chimney odor complaints from tenants?

Have the flue checked, because odors usually come from creosote, moisture or debris inside the chimney. Cleaning and correcting the cause, such as a missing cap or a leak, generally works better than masking the smell.

Can you work on the different fireplace brands across our properties?

Yes. We work on all major fireplace and stove brands, so properties with a mix of fireplaces, inserts and gas units can usually be handled.

Can you come the same day?

Sometimes. Same-day visits are available where the schedule allows, so it's best to call early in the day.
