Chimney services in Skokie: the work you can book
Skokie homeowners can book three main kinds of work. Cleaning covers chimneys, flues, fireplaces, inserts, wood stoves and dryer vents. Inspection includes camera inspections and checks for a home sale. Repair and installation ranges from caps and crowns to new liners and fireplaces. When an inspection turns up a cracked crown, a leak or loose mortar, our chimney repair service handles the fix. Gas fireplaces and other gas appliances are part of the work too, and so are commercial buildings and properties run by managers.
What Skokie's housing ages mean for a chimney
According to the CMAP Community Data Snapshot for Skokie, which uses American Community Survey 2020-2024 five-year estimates, 6.3% of housing units were built before 1940 and 64.7% were built between 1940 and 1969. The median year built is 1959.
A house built around 1959 has a chimney that has been in use for decades. Masonry that age has been through many seasons of weather on the outside and heat on the inside. Not every older chimney has these problems, but it is why an older chimney deserves a close look before a heavy burning season. A damaged flue is often addressed by relining, and you can read how chimney liner installation works. If the brickwork above the roofline has deteriorated past patching, a partial or full chimney rebuild is the remaining option.
The Village of Skokie's draft 2024 CDBG performance report (CAPER 2024, prepared by the Village's Community Development Department and released as a draft for public comment) estimates that 86% of Skokie's housing stock was built before 1978. That figure covers both rental and owner-occupied housing. For landlords and property managers with several older buildings, it makes sense to check chimneys and dryer vents across all of them, not just the one with a problem.
Village building codes and permits
On its Current Building Codes page, the Village of Skokie lists four current building codes, each with Village amendments. They are the 2021 International Residential Code, the 2021 International Mechanical Code, the 2021 International Fuel Gas Code and the 2021 International Fire Code.
These codes matter most for new work rather than cleaning. That includes adding a gas fireplace, running a gas line, putting in an insert or replacing a prefab unit. If you are planning a new fireplace, our fireplace installation work is planned to the codes in force.
The Village's Building & Renovation Permits page lists tuckpointing and roof replacement among projects that do not need a permit. For any other chimney or fireplace project, check that page or ask the Village before work is scheduled.
