Serving Lake Forest Homes: Chimney, Fireplace & Dryer Vent Service

From a first sweep of a long-unused fireplace to masonry repair on a chimney the whole street can see, Lake Forest homes can book chimney, fireplace and dryer vent work with us. The City's own records explain why that work there often comes with material and permit questions.

Chimney services Lake Forest homeowners can book

The work falls into four groups: cleaning and inspection (sweeping, creosote removal, camera inspections, inspections for a home sale), chimney masonry and water problems (crown work, tuckpointing, leaks, flashing, liners), the top of the chimney (caps, animal screens, chase covers), and the fireplace itself, including wood, gas and electric units. Gas fireplace and gas appliance work is offered, and we work on all major brands. Dryer vent cleaning, airflow testing and vent rerouting are part of the same visit list. If you're planning a new hearth rather than fixing an old one, start with how a fireplace installation is planned and done.

What Lake Forest's own records say about chimney work

A large share of older homes

According to the CMAP Community Data Snapshot for Lake Forest (American Community Survey 2020-2024 five-year estimates), 18% of housing units were built before 1940 and 24.6% between 1940 and 1969, with a median year built of 1976. Together, that is roughly four in ten homes built before 1970.

Chimneys of that age have usually been through decades of freeze-thaw cycles, repointing and earlier repairs. In any older masonry chimney, mortar joints, crowns and flue liners are the parts we check most closely, because a fireplace that looks fine from the room can still have a cracked liner or open joints above the roofline. When we find problems, masonry and leak repair on a chimney is usually the next step, and a stack that is badly deteriorated may need a partial or full chimney rebuild.

Design guidelines for chimneys visible from outside

Lake Forest's Residential Design Guidelines (Appendix 9-86C of the City Code, page dated December 2003) say chimneys visible from the exterior should be sheathed in brick, stone or stucco with clay, slate or stone caps, and should be topped with clay tile flues.

In practice, this matters most when the outside of a chimney changes: replacing a crown or cap, rebuilding the top courses, or adding hardware at the flue. Material choices should be settled before work starts, not after. When you ask about adding or replacing a chimney cap, tell us whether the chimney is visible from the street so the options we discuss fit the guidelines.

Design review before a permit is issued

The same Residential Design Guidelines (Appendix 9-86C of the Lake Forest City Code) state that before a building permit is issued, architectural integrity and sensitivity to context must be shown to City staff and, in certain cases, the Building Review Board or Historic Preservation Commission. The Historic Preservation Commission reviews new construction and demolitions within the City's Historic Districts.

Chimney work on the city's permit form

The City of Lake Forest Community Development Department's Building Permit Application (City document center file dated 1.30.2020) lists "Chimney/Tuckpointing" as one of the scope-of-work categories on the form. That makes chimney masonry a recognized category in the City's permit process, so it's worth sorting out the permit question early in planning.

Before exterior chimney work

If a repair, rebuild or new cap will change how your chimney looks from outside, confirm with the City's Community Development Department which review applies to your home before work is scheduled.
