Chimney leak repair in brief
A leaking chimney rarely has one obvious hole. Water can get in where the stack meets the roof, through open mortar joints, through a cracked top, or straight down an uncapped flue. The job starts with finding the actual entry point, because sealing the wrong spot leaves the leak in place. We then repair that entry point and check the areas around it. For the full rundown of the inspection and repair steps, read how chimney leak repair works.

What Oak Park's rules mean for a leaking chimney
Two Village of Oak Park rules can shape a leak repair here. Oak Park's reroofing guidelines bar reinstalling existing vents, flashings, collars and similar items after removal if they are rusted, damaged or deteriorated, and allow reusing flashings only with manufacturer reconstruction directions approved at plan review (source: Village of Oak Park, Roofing Guidelines / Reroofing, dated 12/26/2025). Oak Park's 2024 code amendments say that even for work exempt from a building permit, a certificate of advisory review is required, and a certificate of appropriateness may be required, for landmarks, historic-district buildings and National Register-listed or eligible buildings (source: Village of Oak Park, 2024 Code Adoption, Amendments, dated 1/2/2026, Section 105.2 Work Exempt from Permit).
When the leak is at the roof line
The seam where the chimney passes through the roof is a common place for water to get in, and fixing it often means pulling back the metal that seals that seam. Under the Village's reroofing guidelines, flashings that come off rusted, damaged or deteriorated can't go back on. Worn metal can't simply be reset and resealed. If the existing flashings are still sound, reusing them depends on manufacturer reconstruction directions approved at plan review. Plan on new metal if what's up there is corroded, and expect us to tell you plainly which case your chimney is in after we've looked at it.
When the house is a landmark or in a historic district
For landmarks, buildings in a historic district, and buildings listed on or eligible for the National Register, the 2024 amendments require a certificate of advisory review even when the work itself doesn't need a building permit. A certificate of appropriateness may also be required. A small leak repair can still fall under that review, so factor the review step into your timing. If you know or suspect your home has one of these designations, mention it when you request an estimate so the review is part of the plan from the beginning.
Useful details to share when you request an estimate
- Where the water shows up: ceiling, wall, firebox, attic or damper
- When it appears: during rain, after snow, or only in wind-driven storms
- Whether roof work is planned or was done recently
- Whether the house is a landmark, in a historic district, or listed on or eligible for the National Register
- Any earlier patches or sealant you can see on the chimney
When leak repair is the right job, and when it isn't
Leak repair fits when the chimney is basically sound and water is getting in at a specific weak point. If you're still trying to work out whether the stain is from the chimney at all, start with what causes chimney leak problems and the signs that separate them from roof or plumbing leaks.
Sometimes the leak is part of something bigger, such as loose or spalling brick, a top that's breaking apart, or mortar failing across large areas of the stack. In that case, sealing one entry point only buys time, and broader chimney repair in Oak Park is usually the better fix. We'll tell you which one your chimney needs once we've seen it.
