Fireplace installation in brief
Installing a fireplace covers choosing a unit that suits the room and its venting, preparing the opening and hearth, setting the firebox or prefabricated unit, and running the chimney or vent to the outside. Depending on the design, it can also include the damper, a flue liner, flashing where the chimney meets the roof, and a crown on a masonry chimney. We work on all major brands. For the full scope and sequence, read how fireplace installation works.

What Northbrook's building codes mean for a new fireplace
Northbrook's current building codes, approved by the Village Board on October 28, 2025 via Ordinance 2025-72, include the 2024 International Residential Code, Fuel Gas Code, and Mechanical Code with local amendments (source: Building Codes | Northbrook, IL). A fireplace installed now is planned and reviewed against those editions. Three parts of the Village's requirements bear most directly on a fireplace project.
Prefabricated units: listing, labels and bedroom locations
The Village of Northbrook's Residential Plan Review Checklist (2020) requires prefabricated fireplaces and chimneys to be listed and labeled per UL127 and installed per manufacturer instructions, with specifications required for bedroom locations (source: Village of Northbrook - Residential Plan Review Checklist). This applies to factory-built wood-burning units and the chimney systems sold with them.
In practice, the label and the installation manual become part of the plan. Clearances to framing, the hearth extension, and which chimney pipe, caps and fittings can be used all come from the manufacturer's instructions, so substituting parts from another system or changing clearances on site works against the listing. If the fireplace is going into a bedroom, have the unit's specification sheets ready with the plans.
Masonry fireplaces: what the drawings need to show
For a site-built masonry fireplace, the Village of Northbrook's Architectural Drawing Requirements ask for sections and details showing the following, plus elevations showing the chimney's height above the roof (source: Village of Northbrook Development & Planning Services - Architectural Drawing Requirements):
Masonry fireplace details for the drawings
- Flue size
- Firebox opening size and depth
- Hearth extension
- Surround and mantel materials
- Chimney height above the roof, shown on the elevations
These dimensions are related to each other. Flue size is normally chosen in proportion to the firebox opening, and chimney height affects draft, so it pays to settle the firebox, flue and chimney together before the drawings are finalized rather than adjusting one later.
During inspections: what the permit holder provides
Northbrook's IRC amendment adding Section R109.3.1 makes the permit holder responsible for keeping the property safe during inspections and for having ladders, hand tools and other equipment available to inspectors (source: Village of Northbrook - 2024 International Residential Code local amendments (Sec. 6-63)). For a fireplace, the inspector may need to see the chimney, its height above the roof and the firebox area, so before work starts, confirm who will hold the permit and who will be there with a ladder on inspection days.

Wood-burning, gas or a different job altogether
If you want a gas fireplace, the planning shifts toward gas piping and venting. That project has its own page: gas fireplace installation for homes in Northbrook. If you are still choosing a gas venting style, our guide to direct vent vs ventless gas fireplaces lays out the differences.
If you already have a fireplace that works but has cracked firebox panels, a sticking damper or a worn surround, repairs or a restoration may make more sense than a full installation. An estimate visit can sort out which one fits.
Booking an estimate
Estimates are free, and same-day visits are available where the schedule allows. Get in touch to describe the room, the fireplace type you have in mind and whether a chimney is already in place.
