Chimney rebuild in brief
A chimney rebuild means taking down damaged masonry, often from the roofline up and sometimes further, then relaying it with sound brick, fresh mortar and a new crown. It's the next step when repairs no longer hold: bricks loose or spalled through, a stack that has started to lean, or a crown broken past patching. Chimney crown rebuilding and new flashing where the chimney meets the roof usually come with the job. For each stage in detail, read how a chimney rebuild works from teardown to cap.

What Northbrook's codes and records mean for a rebuild
How old the housing is
In Northbrook, 4.1% of housing units were built before 1940 and 34.2% between 1940 and 1969, and the median year built is 1976 (source: CMAP Community Data Snapshot, American Community Survey 2020-2024 five-year estimates). A house's age alone doesn't mean its chimney needs rebuilding. On a home from the 1950s or 1960s, though, the mortar joints, crown and flashing have had decades to wear. An inspection of the masonry should come before anyone recommends tearing it down.
The codes in force now
Northbrook's current building codes were approved by the Village Board on October 28, 2025 via Ordinance 2025-72. They include the 2024 International Residential Code, Fuel Gas Code and Mechanical Code with local amendments (source: Building Codes | Northbrook, IL). New work is generally reviewed against the codes in force today, not the code the original chimney was built under. Expect details such as the crown, flashing and clearances to follow today's standard rather than simply copying the old stack.
Flashing where masonry meets a wall
The Village of Northbrook's Fire/Accident Repair/Restoration typical construction notes call for corrosion-resistant flashing at the intersections of chimneys or other masonry with frame or stucco walls (source: Village of Northbrook - Fire/Accident Repair/Restoration Typical Construction Notes). That matters most if your rebuild follows a fire or other damage. On any rebuild, a chimney running alongside a framed or stucco wall needs that joint flashed properly. New brick sealed against a wall with caulk alone is a common source of leaks.
Who handles access for the inspector
Northbrook's IRC amendment adding Section R109.3.1 makes the permit holder responsible for keeping the property safe during inspections and for having ladders, hand tools and other equipment available to inspectors (source: Village of Northbrook - 2024 International Residential Code local amendments, Sec. 6-63). On a chimney job, inspection often means roof access. Before work starts, settle who holds the permit and who will have the ladder and safe access ready on inspection day.
Drawings for masonry fireplace and chimney work
The Village of Northbrook's Architectural Drawing Requirements ask for masonry fireplace sections and details showing flue size, firebox opening size and depth, hearth extension, and surround and mantel materials. They also ask for elevations showing the chimney's height above the roof (source: Village of Northbrook Development & Planning Services - Architectural Drawing Requirements). If your rebuild changes the chimney's height or reaches down into the fireplace, gather these measurements early. Confirm with the Village what your scope calls for so the paperwork doesn't hold up the start.
When the chimney is factory-built
Not every chimney is masonry. The Village of Northbrook's Residential Plan Review Checklist (2020) requires prefabricated fireplaces and chimneys to be listed and labeled per UL127 and installed per manufacturer instructions, with specifications required for bedroom locations (source: Village of Northbrook - Residential Plan Review Checklist). A metal prefab system isn't rebuilt brick by brick. Damaged components are repaired or replaced to the listing. If you're replacing the whole unit, fireplace installation for homes in Northbrook is the better fit.
When a rebuild is the right call, and when it isn't
- Rebuild: the stack leans or has separated from the house, many bricks are loose or crumbling, or the upper courses have shifted. These are the signs covered under what causes a leaning or damaged chimney.
- Rebuild the crown: the crown is cracked through or breaking apart, but the brick below is sound.
- Smaller masonry work instead: mortar joints are eroded but the bricks are solid. Repointing the joints or replacing a few bricks may be all it needs.
- Leak work instead: water is getting in, but the masonry is intact. Flashing repair or waterproofing usually addresses that without taking anything down.
Booking a chimney rebuild
Request one and we'll look at the chimney before recommending a full rebuild, a crown rebuild or a smaller repair. The other chimney, fireplace and dryer vent work we handle is listed under everything we do in Northbrook.
