Fireplace installation in Glenview starts with the permit
The Village of Glenview requires a permit before anyone constructs, alters, or repairs a building or structure, or installs, alters, repairs, or replaces any electrical, gas, mechanical, or plumbing system regulated by the code. That rule comes from the village's Development Center / Building Permits page, and it applies to every homeowner who changes the structure or those systems.

A fireplace installation usually involves several of those areas at once. It can change the structure around the firebox, add or change the venting, and, for a gas unit, add gas piping. Plan for the permit before you settle on a start date.
Replacements count, and some reviews can be quick
Two points follow from that. Swapping out an existing fireplace is treated as a fireplace permit, the same as a new one. A fast review is possible, but the village says "may be eligible," so check with the village rather than counting on it.
New codes take effect January 1, 2027
Glenview is adopting the 2024 International Residential, Mechanical, and Fuel Gas Codes, with amendments, to take effect on January 1, 2027, according to the village's Building Code List for January 1, 2027, linked from its Development Center / Building Permits page. The Fuel Gas Code matters most for gas fireplaces. The Residential and Mechanical codes cover the rest of a typical install.
Projects near the changeover
If your installation will be permitted close to January 1, 2027, ask the village which code edition your permit will be reviewed under before you finalize the unit and venting plan.
How a Glenview fireplace project usually runs
Choose the type
Decide between a wood-burning unit and a gas unit, and between venting styles for gas. Our guide to direct vent vs ventless gas fireplaces explains the trade-offs.

We look at where the fireplace will go, how it will vent and whether gas work is needed, then give you a written plan.
Clear the permit
The village requires the permit before work starts, so build the review time into your schedule.
Install
The unit is set, connected to its chimney or vent, and finished out so it is ready for use.
What a fireplace installation covers
Fireplace installation means fitting a new fireplace, or replacing a worn-out one, so it burns cleanly and vents safely. Depending on the unit, the job can include the firebox or prefab unit itself, the damper, a liner sized to the appliance, the connection to the chimney or vent, and flashing where a new vent passes through the roof. We install wood-burning and gas units, and we work on all major brands. For the full scope, read how fireplace installation works.
When a different job fits better
A full installation isn't always the right job. These alternatives cover the most common cases:
- If your existing fireplace works but has cracked panels, a sticking damper or poor draft, a repair is usually the better choice.
- If you want more heat from a sound masonry fireplace, a fireplace insert installed into the existing opening can be enough.
- If you are moving from wood to gas in the same opening, a conversion or gas log installation may cover it without a whole new unit.
Gas work carries the same permit requirement as structural work in Glenview, so the permit step applies to these jobs as well.
